Pre-Listing Preparation

The Early Packing Guide

Before your home hits the market — a room-by-room checklist to help buyers fall in love with the space, not the stuff.

Pack Early  ·  Photograph Better  ·  Sell Stronger

The Golden Rule

If it's in a box, it's not in the photo. Buyers open every closet and cabinet. Packing early makes rooms feel larger, photos look sharper, and showings feel effortless. You don't need to empty the house — just remove 30–40% of what's visible so buyers see space, not stuff.

What to Pack Now

Think of it as getting a head start on your actual move — because you're going to pack it all eventually anyway. Click each item as you complete it.

Where to Put the Boxes

You don't need a storage unit — though one is ideal. A neatly stacked corner of the basement, garage bay, or spare room works perfectly. The only rule: boxes must be out of photos and out of the path buyers walk.

Storage Unit

Best option. Clean, out of sight, and your boxes are already packed for moving day.

Garage / Basement Corner

Fine if stacked neatly and labeled. Keep away from mechanicals and furnace areas.

PODS / Portable Storage

Popular middle ground. Sits in the driveway during prep, picked up on closing day.

What to Leave Out

These are the finishing touches that make buyers fall in love. Less is more — but the right "more" sells.

Pro Tips

Don't buy new stuff.

You're moving. Use what you have — just less of it.

Pack like you're moving, not like you're hiding.

Buyers can smell desperation. Confidence sells.

One box per room, max.

If a room needs more than one box of clearing, it's not decluttering — it's staging.

The fridge gets emptied.

Of magnets, photos, and expired condiments. Clean shelves read as "well-maintained."

Garbage cans disappear.

For photos and showings, all trash and recycling bins go in the garage or a closet.

Pet evidence vanishes.

Beds, bowls, toys, and litter boxes out of sight. Not everyone loves your dog as much as you do.

Smell sells.

Bake cookies before a showing, or simmer cinnamon and citrus. Never cover odors with spray.

Light is free.

Open every blind, turn on every lamp, replace any bulb under 60 watts. Bright homes feel bigger.

Quick Checklist

"The homes that sell fastest and for the most money aren't the biggest or the newest. They're the ones where buyers can imagine their own life unfolding. Packing early gives them that space to dream."
